PROPERTY CONDITION ASSESSMENT REPORT

GWU provides in-depth Property Condition Assessment Report (PCAR) for Real Estate Investors, Financial Lending Institutions and site Developers. During the property condition assessment, our in-house architects alone with our consulting engineers and building forensic inspection team completes a in depth investigation of the property, to evaluate its conditions. These findings will be efficiently documented.

Our Property Condition Assessment Report is a detailed analysis of the entire building (or client designated scope of work) and each of its individual building system and their condition. Our report will include a detailed list of Immediate Repairs, future repairs, potential building code and zoning violations. Additionally, our reports provide a detailed Replacement cost of such deficiencies.

BUILDING USE ANALYSIS

Our Building Use Analysis is suggested to be completed at the early stages of a purchase or pre-design stage; and is designed for investors who are purchasing or Leasing, Large scale residential apartment building, Mixed-use buildings and manufacturing facilities. These types of uses combine multiple occupancy types and functions within a single building. Depending upon the use, height, size and the time the building was constructed severely local, state and in some case government building codes are forced upon a new building owner to comply with such regulations. If you are planning a renovation, expansion or change in use, this will also have an impact with compliance.

ON SITE SURVEYS AND FIELD INSPECTIONS

Site surveys inspections are completed to assit building owners, sub-contractors or future lessors in clarifying a specific area of a building or site where future work or occupancy is proposed. The objective of the onsite surveys’ is to visually inspect the field conditions gather necessary field conditions information and provide such information in the format the client requests. DIGITIZING EXISTING PLANS, Archiving & cloud base access

Our professional scan service for plans and drawings aimed particularly at companies from the fields of architecture, urban planning, surveying, archiving, cartography, geographic information systems, advertising or desktop publishing. We can not only scan plans, but also drawings, CAD drawings, maps, color posters, historic maps, posters, and more. Your finished plan scans obtained after a short time via encrypted Download through our Data Exchange Platform.

raster to VECTOR conversion

Although digitizing of documents allow for your existing plans and drawings to be saved as a digital image file this type of file is great for archiving.

GWU also offers a an additional service known as a Raster to Vector Conversion. This process is done after your plans or drawings have been digitized, we would then upload the file into a stand-alone software to convert the image file to a vector based file. This is how CAD based files are produced. Our Raster to Vector is a stand-alone program that converts scanned drawings, maps and raster images into accurate vector files.

Exported files can be provided in:
DXF, HPGL, WMF, EMF for editing in any CAD application.

CAd Conversion

Our raster to vector conversion software is the most up to date and works extremely well. Additionally will allow for editing in any CAD application. This works for well for back rounds.

The entire premise of CAD drawings is it's accuracy and it's ability for multiple professionals such as MEP Engineers and Structural Engineers to work off the same drawings. This type of accuracy can only occur when the Vector drawings are modified to accommodate the inaccuracies in the conversion.
